Installation Process
Thinking of replacing your existing driveway or about to install a new build driveway?
Follow the steps below to help you work through the process.
Step 1: Plan The Project Properly Based on Requirements
- Become familiar with where your driveway, apron, property lines and public property are as per the graphic below:
Please note: The City of St. Albert does not conduct property line surveys. Homeowners may choose to hire an Alberta Land Surveyor to determine private property line locations. - Review requirements for driveways regulated under the Land Use Bylaw, Municipal Engineering Standards and the Surface Drainage Bylaw to ensure your plan falls within these guidelines or contact the City at lotgrading@stalbert.ca or 780-459-1654 to discuss.
- Measure, review and/or submit your plot plan:
- Measure your existing driveway or review the approved plot plan for a new build installation.
- If widening the existing driveway, or proposing work that differs from the approved new build plot plan, create a proposed design/sketch including setback measurements and dimensions.
- Email proposed design/sketch to lotgrading@stalbert.ca
- Receive confirmation from the City of St. Albert indicating whether the design/sketch has been approved and complies with the Land Use Bylaw, Surface Drainage Bylaw and Municipal Engineering Standards.
- If not approved, please call 780-459-1654 to discuss drawing and guidelines that must be met.
Step 2: Apply for the Correct Permits
- Apply for an On-Street Construction Permit
- A development permit may be required for the following:
- Widening an existing driveway.
- Proposing a new driveway or deviating from the City approved driveay dimensions on site plan.
- If required, download and complete the Development Permit Application Form
Permit Requirements
- A driveway over 7.5 metres in width (at any point) will require a Development Permit (DP).
- On a lot narrower than 11.5 metres, a driveway over 5.5 metres in width (at any point), will require a Development Permit (DP).
Important Note:
Please contact the City for information and direction on driveway/apron installations for duplexes and/or zero lot line homes at lotgrading@stalbert.ca or 780-459-1654.
If there are any CC valves, manholes, hydrants and/or water main valves located in the driveway and/or apron contact Public Operations to receive direction on how to protect this type of infrastructure during construction. Public Operations: utilitiesadmin@stalbert.ca or 780-459-1557.
*Public Operations should be contacted a minimum of 10 business days prior to excavation of the existing driveway and/or apron for locates.

Step 3: Proceed with Form Installation
- Install forms for driveway and/or apron.
- Forms must be installed in accordance with the City approved dimensions.
Step 4: Request an Inspection for City Approval
- Request an inspection by emailing lotgrading@stalbert.ca after the forms for a driveway and/or apron are installed and prior to pouring concrete. This inspection will include measurements of the forms along with setback distances.
- Should the forms not meet the approved sketch and/or plot plan, you will need to adjust the forms and request an additional inspection.
Step 5: Proceed to Pour the Driveway
- Steps 1-4 must be fully completed and final City approval must be received prior to pouring the driveway/apron.
