St. Albert Launches $8M Incentive Program for Lakeview Business District
Industrial development opportunities are here! The City of St. Albert has officially launched its Development Accelerator Program with a total of $8M in development incentives available to spur non-residential development in the City’s 600-acre Lakeview Business District.
The Development Accelerator Program offers a financial reimbursement-based incentive for developers taking on early-stage development. The program offers up to $110,000/acre for land development and construction of light to medium industrial and commercial buildings in Lakeview Business District. Companies are encouraged to act quickly as incentives are available on a first-come, first-served basis.
“This program does more than attract investment,” says Mayor Scott Olivieri. “It’s about building a sustainable and prosperous future for our community. By addressing the financial hurdles faced by developers, we are unlocking the district’s potential and creating a competitive advantage for St. Albert. This program also aligns with the City and Council’s priority to diversify our tax base and ease the predominant reliance on residential taxes as our main source of revenue.”
Key Highlights of Lakeview:
- Premier employment hub bringing an estimated 5,000 new jobs to St. Albert.
- Home to forward-thinking industries like Advanced Manufacturing, Technology & Innovation, Production, Health & Life Sciences and Transportation & Logistics.
- At full build out, it will attract up to $1.5B of private-sector investment, which will help ensure the long-term financial sustainability of St. Albert and further diversify our commercial and industrial tax base to reduce the burden on residents.
- Strategically positioned along primary national and interprovincial trade corridors, close to rail and the Villeneuve airport, with access to a high-pressure gas main. The district will enable access to regional, national and international markets.
The City has prioritized the development of Lakeview Business District and in early 2025 approved a $62.7 million investment to its front-end servicing, which includes road improvements and the construction of off-site municipal services. Preliminary engineering is underway with infrastructure design expected to be completed in 2026 and the construction of servicing will be underway in late 2026 to early 2027.
