With over 1,000 acres zoned for industrial and commercial use, including 3.6 million square feet of leasable industrial space, St. Albert offers substantial opportunities for commercial growth and development. 

The industrial sector has seen remarkable expansion, with over 1.5 million square feet of new warehousing built and absorbed since 2021. Additionally, the recently approved St. Albert West Area Structure Plan has unlocked an additional 600 acres for development in the new Lakeview Business District in the rapidly growth St. Albert West area.

Lakeview

Lakeview Business District

Recognized as Council's top priority Lakeview Business District spans more than 600 acres and is set to become a key industrial hub in the metro Edmonton region. Its strategic location near major interprovincial transportation networks and Trade Corridors, along with access to the Edmonton CN intermodal terminal, and proximity to the stunning natural amenities of Big Lake and Lois Hole Centennial Provincial Park, bring assets that enhance its appeal for industrial development. It is adjacent to some of the fastest-growing residential communities in the area, which will greatly benefit employers of the district, positioned for economic growth and set to become a major employment hub anticipated to bring an estimated 5,000 jobs.

The district is ready for investment and development, supported by Council’s approval for front-ending servicing and the implementation of a Development Accelerator Program (DAP) to attract early investment set to start accepting applications in January 2026.

The planned zoning for Lakeview will include land use categories of Business Park (BP1 & BP2), Industrial and Commercial Service (ICS), and Industrial (IND). This combined zoning will allow for a diverse range of industrial and supportive commercial uses, targeting industry sectors such as Advanced Manufacturing, AI & Innovation, Transportation & Logistics, Construction, and Health & Life Sciences. The district also has access to an ATCO natural gas main and heavy power transmission infrastructure.

South Riel Business Park

South Riel Business District

The South Riel Business District provides outstanding access to major transportation networks across the Edmonton region, including Anthony Henday Drive, Trans-Canada Highway 16 and Highway 2.

Within this vibrant business district, Quadreal’s Anthony Henday Business Park features modern, state-of-the-art Class A industrial spaces on 110 acres of accessible properties.

Anthony Henday Business Park is home to some of the region's largest distribution centers, including Uline, Alberta Beverage Container Recycling Corp, and OK Tire, as well as the area’s premier indoor pickleball and sports facility, RAISE Athletics.

Phase II of the Anthony Henday Business Park has recently completed a 245,000 sq ft building, with an additional 273,000 sq ft facility scheduled for 2025, contributing nearly half a million square feet of industrial space to St. Albert.

Campbell Business Park

Campbell Business Park

Campbell Business Park, located in east St. Albert, spans 300 acres and offers 2.3 million square feet of leasable industrial space, supporting nearly 1,500 jobs. It has convenient transportation network access with nearby Campbell Road and Anthony Henday Drive.

Riel Business Park

Riel Business Park

Riel Business Park spans close to 500 acres and is centrally located in St. Albert, adjacent to Riel Recreation Park and Red Willow Park. This dynamic well established park hosts a diverse array of industrial and commercial businesses, including Berry Global (Pro-Western Plastics), Quantum Chemicals, Westcon Precast, Proclad Enterprises, Nielson Bros., EnviroTRACE, and Libre Transport, along with numerous manufacturing firms, contractors, and specialty automotive businesses.
