Lakeview Business District
Spanning 617 acres, the Lakeview Business District is quickly advancing to become a key industrial hub in the metro Edmonton region. Its strategic location near major interprovincial transportation networks, the CANAMEX Trade Corridor and the Edmonton CN intermodal terminal, combined with proximity to the stunning natural amenities of Big Lake and Lois Hole Centennial Provincial Park, are enhancing its appeal. Surrounded by some of the fastest-growing residential communities in the area, Lakeview Business District is uniquely positioned for economic growth and a major employment centre.
The district is ready for investment and development, supported by recent municipal approvals that have generated momentum including the St. Albert West Area Structure Plan identifying a clear vision for the area. Notably, on October 15, 2024, City Council approved the Project Charter for the Front End Servicing Project for Lakeview, and a comprehensive revision to the Land Use Bylaw. The intended zoning for Lakeview include, BP1 (Business Park 1), BP2 (Business Park 2), ICS (Industrial and Commercial Service District), and IND (Industrial District). This zoning allows for a diverse range of industrial and commercial uses, targeting sectors such as Advanced Manufacturing, Agri-Business, Clean Tech, Transportation & Logistics, Construction, and Life Sciences. The district has a Natural Gas mainline, and existing heavy power infrastructure.
Recognized as one of the Council's top priorities for economic development in the City of St. Albert, Lakeview Business District offers numerous industrial land opportunities. For information about development opportunities, please contact the Investment Attraction Team
