St. Albert has three light industrial & commercial business parks covering over 1,000 acres and is home to a number of significant employers in advanced manufacturing, agribusiness, cleantech, health sciences, construction and logistics.

The City has seen considerable growth in the industrial sector with over 1.4 million sq ft of new warehousing built and absorbed in the last four years. Currently, there is another half million of industrial space being constructed in 2023, with another 600+ acres coming online in 2023 with the newest planned industrial park, Lakeview Business District.

Riel Business Park

The Riel Business Park is a well-established light industrial and commercial park located on 498 acres on the City’s west end, with key employers that include: Pro-Western Plastics, Quantum Chemicals, Westcon Precast, Proclad Enterprises, Nielson Bros., EnviroTRACE, Libre Transport, and several other manufacturing, contractors, and specialty automotive businesses. The Park is fully built out and has a low vacancy.

South Riel - Anthony Henday Business Park

South Riel – Anthony Henday Business Park

The South Riel Business Park offers exceptional access to Anthony Henday Drive and adjoining major highways throughout the Edmonton Region and Province. This class ‘A’ development provides modern, state-of-the-art architecture, extensive landscaping, and green space throughout.

The Business Park is currently home to large distribution businesses including Uline, the northern operations of Alberta Beverage Container Recycling Corp, and OK Tire, who recently secured a 197,000 sq ft warehousing facility on Richardson Drive in early 2022.

Phase II for the AHBP is already underway with two more buildings being constructed, bringing on another half a million sq ft of industrial warehousing consisting of approximately 170,000 sq ft scheduled for completion in Q2 of 2023 and another 245,000 sq ft of warehouse space featuring cross dock capability ready for Q3 of 2023.

Campbell Business Park

Campbell Business Park

The Campbell Business Park is an important employment node for St. Albert, situated at the City’s eastern boundary covering 300 acres, housing over 2.3 million sq ft of industrial space and employing close to 1,500 people. Accessibility via road and rail is a key attraction to the Campbell Business Park.

Campbell is home to many key employers including the Northern Alberta Business Incubator (NABI), Great West Media, Orion Plastics, Standard General, Rucon Contracting, Kaefer Integrated Services, Connect Logistics Services, Zenith Logistics and the most recent addition of the Western Canadian facility of Dura-Line, a leading manufacturer and distributor of telecommunications conduit, cable-in-conduit, and other high-density polyethylene.

Lakeview Business Park

Lakeview Business District

The City of St. Albert is in the final stages of developing an area structure plan for the Lakeview Business District which will bring an additional 600+ acres of light industrial land to market and is slated to be ready for development in 2024. The soon-to-be unlocked business park will have a range of available industrial land opportunities and has been identified and designated as St. Albert’s next light industrial business park. Lakeview’s primary focus is industrial and employment growth, with half of the future jobs in the City expected to be located in this new Business District.
