Bylaw 2/2018 - Proposed AMENDMENTS to Residential Districts

Administration has been directed to propose for Council’s consideration, bylaw amendments that would result in opportunities to broaden the range of housing choices within St.Albert, in alignment with market trends, and to support energy efficient and sustainable building features.

The proposed amendments comprise of changes to six existing Land Use Districts, the addition of two new residential Land Use Districts (RX) and (RXL), modifications to Schedules B, C, and a new Schedule H.

Regulatory changes include but are not limited to:

  • New secondary suite options for garden suites, garage suites, and above grade suites
  • Modifications to lot depth, lot width, lot width mix, and setbacks
  • Density bonus incentives for underground parking, energy efficient or sustainable building features, and common amenity areas
  • Changes to regulations to allow for smaller scale multi-family developments
  • Lanes in limited areas through the RXL District
  • Modifications to building heights in multi-family districts
  • Changes to townhousing regulations
  • Text amendments to improve the LUB’s effectiveness, user friendliness, clarity, and ease of interpretation
